New Land Registry Rules From February 2026 Aim to Stop Property Fraud
To reduce fraud and forgery in land and property transactions, the government is introducing a major change in the land registration process from 1 February 2026. Under the new rules, Aadhaar verification will become mandatory not only for the buyer and seller but also for the witnesses involved in property registration. As part of this reform, biometric machines have been installed in all Sub-Registrar offices across the country. These machines are directly connected to the UIDAI database. The registration will move forward only after successful Aadhaar authentication, ensuring that all parties involved are genuine.
How the New System Will Prevent Fraud
In the past, many cases of land fraud involved fake Aadhaar cards, impersonation, or forged documents. With real-time biometric verification linked directly to UIDAI servers, such practices will become extremely difficult. If the biometric details do not match, the registration process will stop immediately. This will help prevent illegal sales, duplicate ownership claims, and disputes arising from forged identities.
