New Land Registry Rules From February 2026 Aim to Stop Property Fraud

To reduce fraud and forgery in land and property transactions, the government is introducing a major change in the land registration process from 1 February 2026. Under the new rules, Aadhaar verification will become mandatory not only for the buyer and seller but also for the witnesses involved in property registration. This step is expected to bring greater transparency and trust into the system.

Biometric Verification Made Compulsory

As part of this reform, biometric machines have been installed in all Sub-Registrar offices across the country. These machines are directly connected to the UIDAI database. During the registration process, the buyer, seller, and witnesses will be required to verify their identity by placing their thumb on the biometric device. The registration will move forward only after successful Aadhaar authentication, ensuring that all parties involved are genuine.

How the New System Will Prevent Fraud

In the past, many cases of land fraud involved fake Aadhaar cards, impersonation, or forged documents. With real-time biometric verification linked directly to UIDAI servers, such practices will become extremely difficult. If the biometric details do not match, the registration process will stop immediately. This will help prevent illegal sales, duplicate ownership claims, and disputes arising from forged identities.

Alternative Verification Options for Special Cases

The government has also considered the needs of elderly citizens and individuals whose fingerprints may not match due to age or manual labor. For such cases, face authentication has been introduced as an alternative method. Additionally, Aadhaar verification can be completed using an OTP sent to the mobile number linked with Aadhaar. These options ensure that genuine citizens are not inconvenienced by technical issues.

Benefits for Common Citizens

Experts believe that this new system will greatly improve security in property transactions. It will also reduce the need for repeated document submissions and lengthy identity checks. Once Aadhaar is verified digitally, the registration process becomes faster and more reliable. Similar to recent improvements seen in digital toll systems and other government services, this reform aims to make property registration smoother and more citizen-friendly.

By making Aadhaar verification mandatory for all parties involved, the government is taking a strong step towards creating a transparent and fraud-free property registration system.
